the right Broker for your home sale can be very confusing. It is especially difficult when you speak with several different Brokers, and they all seem so convincing.
There is a way to determine who is the most likely to succeed in getting your price and terms.
The key is knowing the right questions to ask. The following list provides you with some questions to ask your prospective Broker. The list will not only help you select the right Broker...or even just an agent, but also help you get the very best from the Broker you choose…………..
- Do you work as a full time Broker?
- How many listings do you have at this time? Remember, ideally 1 to 5 is best.
- How many potential buyers and sellers do you communicate with in a day? A week? A year?
- How many buyers' agents & Brokers do you have in your office(s) and what incentives will they have to try to sell my property?
- Do you have systems that are designed to market and advertise my home 24 hours a day, 7 days a week?
- What kind of marketing do you do to attract the other Brokers to my home?
- How many properties have you sold in your career? (The average is about 48)
- Do you have a written and proven home marketing plan and how did you develop this plan?
How do you know it is effective?- How will you set my property apart from the crowd, without costing me more money?
- What is my property worth? What listing price do you recommend? What percentage of homes on the market in my area...are actually selling?
- May I review your Resume?
- Will my property have Internet exposure and how do you use this along with E-Mail communication to sell homes?
